@Hit songs, tailor-made for the right artist with all commercial aspects in place, e.g. vocal range, good structures & changes, catchy hooks etc. Labels are looking for songs that sell, pay the bills, & last long etc. Every factor in a song that you listed are also good.

One thing that labels are definitely looking for are artists that already have an audience, and artists that have proper management. Success is teamwork, and it's hard for labels to start from scratch without the help of a good manager.
